Small Scale Housing Sites

Small Scale Housing Sites

Under the requirements of the Planning and Compulsory Purchase Act 2004, Mid Sussex District Council was required to identify a number of “Small Scale Housing Sites” as part of their Local Development Framework.  The sites put forward by both the District Council and local land owners were subject to an Examination in Public presided by a Planning Inspector appointed by central government.

In his report, that has subsequently been formally adopted by Mid Sussex District Council, Mr. Robert Mellor, put forward the following sites for development.

Small Scale Development Sites        Potential Dwellings

Covers Timber Yard, Fairfield Road     18
Gas Holder Station Site, Leylands Road    58
Land North of Maltings Park     105
Land Adjacent to Manor Road    123
Folders Meadow, Folder Lane    90
Keymer Tile Works, Nye Road     250   (Phase I 2011 - 2016)
    225   (Phase II post 2016)
    869   Total

Burgess Hill Town Council is concerned over the impact that the development of the above sites will have on the services and infrastructure in the town, unless all of the sites are assessed on a holistic basis.  There is a danger of further piecemeal development that the town has suffered from over the last 30 years.  The Town Council has commissioned the services of an independent Planning Consultant to assess the planning applications arising from the Inspectors report.

In addition, Lewes District Council have approved a planning application for 72 dwellings at land off Theobalds Road, right on the towns boundary.  Negotiations are underway with Lewes District Council to ensure that developer contributions towards infrastructure and services comes to Burgess Hill and not diverted to Lewes.
